• Sign contract and receive material, labor and disposal deposit • Order dumpster for roof demo, delivery date _________ to be placed in driveway close to house. • Purchase/order selected architectural asphalt shingles, ridge cap, starter strips, ice & water shield, polypropylene underlayment, step flashing, white aluminum drip edge, plywood and appropriate fasteners. • Set up tarps, dumpster chute, ladders, staging and roof brackets as needed. • Remove 2 layers of existing shingles, underlayment and flashing. • Install new self-adhering Ice & Water shield underlayment 4’ from perimeter. • Install new Tri Flex polypropylene underlayment over all prepped roof. • Apply ice and water shield and step flashing at transition to next roof. • Re-flash brick chimney and install new vent pipe flashing boots as needed. • Install all new white aluminum drip edge flashing. • Install approximately 2300 square feet of new selected architectural asphalt shingles and ridge cap. • Thorough cleanup/inspection with Home Owner upon completion payment

MATERIALS: - masonry tile backer board, wood framing, moisture resistant sheetrock, thinset tile mortar, grout sealer, silicone/latex caulk, assorted shower pan material, selected grout, shower valve/shower head, copper supply fittings, pvc drain fittings, joint compound and appropriate fasteners. LABOR: - Remove existing tub, tile and backer to expose supply/drain plumbing. - Run new copper and pvc for proper supply/drain plumbing (shower valve in closet wall) - Mix/apply 2-3 layers of mortar for sloped shower base & construct custom tiled shower pan. - Construct 2x4 curb for walk-in shower, approx. 6 inches high (depends on base heat) - Add framing to walls and ceiling as needed for new wall tile & sheetrock ceiling. - Apply wall compound/sheetrock tape to all patches and apply 2-3 skim coats as needed. - Sand shower ceiling smooth, apply 3 coats of selected primer/finish wall paint. - Mix mortar, cut/install selected wall & floor tile (complex patterns/layout separate). - Install simple vertical inset tile shower shelving if possible - Clean all tile, mix/apply selected grout & apply grout sealer. - Thorough cleanup and inspection with Home Owner upon completion APPROXIMATE DURATION: 3-4 weeks

MATERIALS: - Masonry tile backer board, wood framing, moisture resistant sheetrock, thinset tile mortar, grout sealer, silicone/latex caulk, assorted shower pan material, wall/joint compound, corner bead, 12/14/2 romex wire, assorted switch/junction boxes/wire nuts/switches/gfi outlets and appropriate fasteners. LABOR: Remove existing floor/wall tile, floor/window/door trim, 3 corner walls and ceiling fan. Install new junction boxes as needed to rewire new ceiling light/fan/outlets/switches. Remove existing doorway, cut new opening and frame for/install new selected door. Mix/apply 2-3 layers of mortar for sloped shower base and construct custom tiled shower pan. Construct 2x4 knee walls for enclosure (exact size/placement may depend upon glass). Add framing to walls and ceiling as needed and install new moisture resistant sheetrock. Apply wall compound/sheetrock tape to all patches and apply 2-3 skim coats as needed. Sand all walls and ceilings smooth, apply 2-3 coats of selected primer/finish wall paint. Mix mortar, apply base coat, cut/install all new tile backer board for floor and shower. Mix mortar, cut/install selected wall & floor tile (complex patterns/layout separate). Install simple vertical inset tile shower shelving. Clean all tile, mix/apply selected grout & apply grout sealer. Install pre-ordered glass shower surround (hopefully on site prior to start date). Install new selected electrical fixtures/wall/ceiling light/fan gfi outlet and switches. Install/prime/sand/caulk and finish paint all new door, window and base trim. • Set up perimeter caution tape, remove only the most severely damaged/rotten deck boards (approximately 7 boards.. or 36 square feet) • Purchase/order/install matching tongue & groove yellow pine deck boards. • Sand, prime & paint entire deck after repairs to ensure perfect floor match. • Thorough cleanup & inspection with responsible party upon completion payment. REPLACE TWO FACILITY SHOP DOORS , 1: • Sign contract and receive material deposit • Measure/purchase/order 2 primed exterior steel doors (vertical center astragal for one main use door, optional). • Remove existing doors, hinges, closers, interior and exterior trim. • Locate/add/prep pressure treated jamb framing to masonry foundation as needed. • Install new comercial grade doors and selected closers. • Install new selected interior and exterior door casing trim. • Light sanding, apply 2 coats trim paint & black enamel steel door finish paint. • Thorough clean up & inspection with responsible party upon completion payment. BENCH SEATING, 1: • Purchase/order 2x4 framing, selected/requested angle brackets, fasteners and bench top material. • Locate wall framing, install 2x4 ledger boards, bench brackets and bench tops for 2 hallway benches approx. 18-26" high with room below for boots/storage. • Install selected 1x4" wood finish (to match bench seating) and attach approx. 20 steel coat hanger hooks above new wooden bench seating. • Thorough cleanup & inspection with responsible party upon completion payment. INSTALL APPROXIMATELY 412 FEET OF SPLIT RAIL FENCING: • Purchase/order selected fencing, ready-mix concrete, steel post anchors, re-bar & pressure treated 4x4" posts. • Set up equipment, post hole diggers, hole saws, wheel barrows, tarps and mix concrete. • Measure for selected post placement, dig using post hole diggers (shovels to remove any large rocks), add concrete/re-bar to post holes, check for level and dispose of excess dirt/stone behind lower stone drainage area. • Drill post holes as needed and install selected horizontal split rail fence sections at selected height. • Thorough cleanup & inspection with responsible party upon completion payment. SEA PORCH REPAIR OPTIONS: 1 - REMOVE/REPLACE ONLY WORST PORCH FLOOR BOARDS: • Set up perimeter caution tape, remove only the most severely damaged/rotten deck boards (approximately 7 boards.. or 36 square feet) • Purchase/order/install matching tongue & groove yellow pine deck boards. • Sand around newly installed decking repairs, prime and finish paint to best match existing 2 - COMPLETE SANDING & DECK FINISH PAINT: • Sand & Paint Entire Deck after any repairs to ensure perfect floor match 3- RAILINGS, 1: • Order white composite trim board for railing base/repairs. • Set up drop cloths and plastic sheeting as needed to protect deck floor. • Remove all rotten lower railing trim (approx. 120 linear ft), add pressure treated framing/blocking as needed, repair/replace all rotten railing trim with matching white composite/Azek. • Mix 2-part epoxy and fill damaged/rotten areas of original railing cap and posts as needed. • Scrape, sand, prime and finish paint all remaining wooden railings, raised panels and railing caps to best match existing surrounding semi gloss window/door trim. • Apply white paintable silicone over all existing gaps and new repairs and touch up using highest quality exterior white semi gloss finish paint. Thorough clean up and inspection with responsible party upon completion payment 4 - Cut out/remove 3 rotten spots (holes), mix/apply 2-part epoxy, sand between coats and apply finish paint to best match existing porch floor Remove existing cedar and reside entire theater building with Hardy Board siding.. approx. 90 squares.
