The Project is a gut renovation in an Upper West Side historic landmark building, developed by John Jacob Astor's circa 1910. This building was designed as a multi-tenant residential apartment building at a time when the Astors were developing hotels in New York City. Our goal was to update and modernize the apartment while maintaining details that harkens back to a period of traditional grandeur. The residence consists of a Master Bedroom, a Master Bathroom, Two Bedrooms, Living Room, Family Room, Kitchen, Bathrooms, Powder Room and Main Entry. Updating this residence for the 21st century was a multi-layered process. The entire apartment was stripped down to its bare walls. Traditional details were documented for replacement. Doorways in the Central Hall were raised to align with the window headers for a stronger connection from room to room and allow daylight to pour deeper into the apartment. The interior millwork details were archivally recorded, removed, re-installed, and improved upon. The apartment was updated with conveniences that reflect a modern lifestyle. All new power and data wiring were installed for new appliances, communication and architectural lighting. A seldom used formal Dining Room was converted to a Family Room. A large opening to the kitchen further integrated this redefined Family Room, framed along the top in Clerestory Glass. A Media Cabinet was placed behind the sink and facing the Family Room, enhances the intimate relationship between the two spaces. A dining table, which opens up into a 10 seater, was placed in the Kitchen. A removable center island was designed to be on castors for easy relocation. The Kitchen is designed with milk paint cabinets from Crown Point. Black granite is used for the Kitchen counter tops. 3-D tiles from County Floors were used as accent points along the Kitchen back splash of the kitchen range and sink. Master Bathroom Slabs of limestone are used for the tub, floor, and vanity, with mahogany wood. A custom designed mirror and sink vanity showcases the British fittings of Czech & Speake, which are used also for the bath. In the Second Bathroom seashell with that ban wainscot tile in aqua and greens reflect a nautical theme. In the Living Room a new wooden Mantle was constructed, extending to the ceiling, and enhances the room's monumentality.

The Project is a gut renovation of a duplex that required a new two-story rear facade, a new exterior garden and two floors interconnected by a new stair. Our goal was to create an Industrialized Modern Space with both Western and Asian influences. This was in keeping with the clients' design aesthetic from living at the their primary residence on the Pacific Ocean, located in Carlsbad, California. Of paramount importance was to create a connection to the garden and opening up the inside to the exterior. The upstairs Master Bedroom with its great big windows gives a feeling of living in a tree house. New and interesting materials include; Panelite at the Stair and Master Bathroom, Cem-Clad by Architectural Products Inc., a Pre-colored finished cement and wood fiber board at the Fireplaces, Reed imbedded Plastic Panel by 3 Form at lower level sliding door, Colored Concrete step at lower level fireplace and stair landing, Bamboo Flooring, Painted Steel mantel, exterior Bluestone Pavers and Ipe wood Fence. Furniture includes pieces by American Leather and Dellarobbia among others.

The apartment is on the twenty-eighth floor of The Park Avenue Court, originally Gimbel's East Department Store on the Upper East Side. The project is a combination of two units into one 4,000 square feet glamorous contemporary apartment for a Persian couple with two young children. Due to the commercial history of the building existing floor ceiling is very high. This high ceiling contributes to the dramatic spaces of the apartment. As one enters the apartment there is a long corridor with a lit sculpture surrounded by Macassar Ebony that leads to the public spaces with a dramatic city view. A series of Macassar Ebony arch openings connect major public spaces. Walnut floors and doors are used throughout the apartment. The shared spaces enjoy high ceiling and large south, east and west views of the city. These continuous views are emphasized by new 8 ft x 12 ft windows, architecturally framed by Venetian Plaster Finish and punctuated with exquisite free-standing furniture. The experience is enhanced with theatrical lighting and well placed wall washers. Materials employed include Kitchen countertop of Negro Marble, full slabs of White Limestone at the Master Bathroom, decorative swirled plaster wall at the Dining Room and antique goatskin in the Master Bedroom. The Powder Room has floor to ceiling slabs of Bianco Onyx the Children's Bathroom sports a dual sink with a backlit pebbles river stone countertop. The Air Conditioning is a multi zone split system with through-wall condensing units and discretely located air-handling units. The Master Bathroom provides ultimate luxury for a couple, comprising of three rooms separated by frosted glass doors, a Toilet Room with WC and Bidet, a Wash Room with under mounted dual sinks in Macassar Ebony and dual backlit mirrors and a Bathing Room with Steam Shower, Soaking Tub, Overhead Shower Head and his/her Shower Setups.

Located in the Chelsea district, this renovation was built in an 1860's warehouse just north of Greenwich Village. This L shape loft combines well-executed space planning and wonderfully sophisticated minimalist decor. The raw loft had no plumbing or support columns, 12 foot high ceilings and 24 huge windows on four sides with views of the New York skyline. The lot is divided along the L according to program, devoting one leg to the master suite and the other to the public spaces. The public spaces share one large space, allowing the loft a sense of airiness and freedom. It lets the client live in a fluid manner, in a less traditional way, displaying his art collection throughout.

Originally a two bedroom developer apartment with dimly lit spaces, the view and 80 foot long southern exposure were among the penthouse's best features. The client, a young professional couple, wanted a theatrical space where they could both live and entertain. Dramatic lighting and views entwine with cabinetry to define space in this penthouse loft. Circulation along the windowed perimeter wall forms a counterpoint to the linear composition of spaces. Varying shapes, colors, and textures activate each element defining the open space. These elements give the apartment a feeling of intimacy while enacting its sense of openness.

The project, commissioned by Esquire Magazine, was to design a main entertainment area for an ultimate modern bachelor pad in tandem with designer label and brand Hugo Boss. The apartment was on the top floor penthouse in a 20-story building overlooking the northern edge of Central Park allows engaging views of the city and park. The entertainment area includes a Media Room, Kitchen and Central Stair. The rooms exhibit a clean, classic and sophisticated style with a modern twist incorporating color, light and luxurious fabrics to bring a refined elegance to the space. Elements of the Media Room include a Living Davani sofa system, an Orion telescope taking advantage of park views, three floating light discs by Studio Italia and a sculptural light called Delirium Yum by Ingo Maurer. The Kitchen consists of environment-friendly cabinetry and tempered glass provided by Valcucine bringing a sleek aesthetic and ergonomic utility to the central focus of the first floor. The entry consists of an African walnut bench by Central Station and hanging glass life balls by Bocci. The 12-foot high curvilinear glass spiral staircase uses custom-fabricated glass and stainless-steel components from Verona, Italy to create a central feature in the penthouse apartment bringing transparency, light and expansiveness to an already open floor plan.

The House is located on the Wye Inlet on the banks of the legendary Chesapeake Bay. The size was more than doubled in 2001 with a 5,400 square foot addition totaling 9,400 square foot. This addition provided ample room for a new Master Bedroom Suite, Study, Childrens' Bedroom, Playroom, and Guest Suite. In 2009 the original house's public areas were renovated to capture views to the inlet and make for a more comfortable entertainment space for lounging, conversation and dining. Rooms that were updated and or created were an Entry, Living Room, Dining Room, Entertaining Kitchen, Breakfast Kitchen, Staircase and Halls. The latest renovation was inspired by the client's recent vacation to the famous Hotel du Cap Eden Roc in the French Antibes. The design intention was to adopt the hotel's warm Mediterranean causal but elegant lifestyle and combine that with a southern gentile hospitality. A nautical design theme transforms this once cookie cutter traditionally detailed home adding a higher level of warmth and sophistication. Relating the site to this interior experience, existing walls were torn down. New site lines to the water and other public areas were established. In opposition to the open spaces and horizontal views is a vertical two-story hearth of stacked stone acting as a centralizing interior element and incorporating a Planika fireplace and flat screen TV. All the exterior windows and doors were trimmed with new custom casing utilizing a rope motif. At the Stair and the second story, new guardrails of painted steel with wood caps were installed. In the Entertaining Kitchen custom Millwork trim was placed around the cabinets to create doorways and frames. An Eat-at Bar with sitting for four defines the Kitchen. All the Kitchen cabinetry was provided by Wood-Mode. Green River fossil stone placed at the walls of the Dining Room further emphasizes an aquatic theme. The choice of light colored floors made of limestone contributes to the generally light and airy feeling of the home. A new custom wood entry door was specially designed to match the finish of the high-end Millwork and Trim.

Programmatic exploration into the fundamental use of space and materials for the South Street Seaport Loft was driven by the analogy of ship/yacht to house/apartment. The maritime history of the context in lower Manhattan provides for the reinterpreted materiality and textural nature of the design for a duplex residence with views of South Street Seaport and the Fulton Street Fish Market. Located on a 19th Century site, our investigation to define a residence examined the context of the site and era. The staircase is the icon of the realized design, conceived as a ship's ladder. Bedrooms were developed as cabins with efficient built-in furniture, sliding doors, and compartmentalized storage.
