Construct Deck (12 feet x 18 feet & Steps): - Remove and dispose of existing deck and arbor. - Bore holes and pour 3-foot deep footers for deck supports. - Set 6 x 6 cedar posts through deck to facilitate hand rail & roof line. - Frame and construct joists with 2 X 10 treated lumber on 16 in. centers. - Faceplate is to be doubled for additional support. - Mount joist hangers on all joists of new structure. - Screw down 2X6 treated decking with three-inch deck screws. - Construct cedar hand rails around perimeter of deck as discussed. - Incorporate aluminum spindles into handrail system. - Construct three foot wide steps off side of deck with hand rails. Construct Arbor: - Attach doubled 2 x 10 beams to cedar posts to receive rafters. - Set 2 x 6 treated lumber on beams and cut ornate ends on each. - Attach new 2 x 8 fascia to rafters of house. - Attach back of each 2 x 6 to new fascia.

Pergola Construction (Approx. 500 Sq. Ft.): - Cut out patio to facilitate footers for posts. - Dig 3 1/2 foot deep footers for support of new structure. - Set a total of four 6 x 6 cedar posts on galvanized brackets bolted to footers. - Attach rim to back of house to support Pergola. - Attach two 2 x 8 cedar beams running the length of the structure on both sides. Run two 2 x 8 cedar beams on either end of structure to tie sides to house. - Cut ornate ends on sixteen foot 2 x 6 cedar and set atop structure to serve as joists. These will be set on sixteen inch centers. - Set 1 x 4 cedar with four inch spacing running the length of the structure. - Frame around four posts and box in with plywood. - Apply simulated stone facade to base of posts. - Stain arbor with Shirwin Williams stain. Wire for and install two ceiling fans.

Basement Finish: - Remove existing walls around storage area and utilities. - Frame area to be finished with 2 x 4 studs. - Frame for two additional windows in office area. - Install two double hung windows in office area. - Build partition walls for bathroom, office, two storage areas & mechanical. - Build out walls under stairs as discussed. - Remove wall at bottom of stairs to open up space. - Build down soffit around I beams and utilities. - Rebuild bottom steps to four feet wide and add landing at bottom. - Run Romex 14 gage wire and set light boxes and duplex outlets. - Relocate motion sensor to main room. - Add water supply lines for toilet, vanity and shower. - Move floor drain for shower and toilet to facilitate new layout. - Add drain line and water supply lines for wet bar. - Pull wires for surround sound system, cabling, etc. - Add six HVAC supplies. (4 in living room, 1 in bathroom 1 in office.) - Insulate ceiling with fiberglass insulation for noise reduction and heat. - Insulate exterior walls with R-13 craft faced insulation. - Set 12 insulated, recessed light on three zones. - Install light fixture over bathroom vanity. - Install exhaust fan in bathroom. - Sheetrock walls and ceiling with 1/2 sheetrock, finish and make paint ready. - Set shower base and attach drain line. - Tile bathroom floor, grout and seal. - Texture ceiling with knock down texture or your choice. - Install light fixture over bar area. - Install shower stall, toilet, vanity and sink. - Install cabinets in television area next to back of stairs. - Install base molding and molding around doors and window. - Set and trim five raised panel doors. - Build new handrails system on bottom steps, similar to upstairs. - Paint ceilings, walls, doors and trim with Sherwin Williams paint.
