Harwich Port Summer Home

With retirement drawing near, the owners of this small lot decided it was time to replace a seasonal cottage with a year-round home. Patriot Builders altered an existing set of plans for the home so it would conform to height restrictions and provide the needed living space on a lot that measures 3,900 square feet. The first floor has an open kitchen and dining room, with a small sitting area, and the master suite. A primary living room was positioned on the second floor with sets of sliders leading to an attached Juliette balcony overlooking the ocean. Two additional bedrooms, a full bath and an office are also on the second floor. A staircase leads to a rooftop deck where cupola allowed a full-sized door leading to it to be used while staying within the height restriction.

A narrow lot and the need to stay within the footprint of a small cottage originally located here made this project a real challenge. The homeowners wanted an open floor plan for the main living areas, a private, first floor master suite and space for their children and grandchildren to enjoy spending vacations. Our custom design fulfilled their wish list and maximized the views throughout with windows along the marsh-facing side of the home and a second-story balcony that offers views of Nantucket Sound just beyond the marsh. Because the lot is both small and steeply sloped, we added a large, cantilevered deck which offers ample outdoor living space.

Custom Design & Build: Cape Cod I

The homeowners of this house, overlooking Ryders Cove in North Chatham, had originally planned on remodeling their existing home. After a structural review and consideration all of the changes needed including increased living space and larger windows to capture the water views it became more feasible and cost effective to build a new, custom-designed home. The first floor in the new home has a large open kitchen, living and dining area with floor-to-ceiling windows along the water-facing exterior wall, a study and a private master suite. Upstairs are three additional bedrooms and two bathrooms. The deck, which opens directly off the living area, overlooks the cove. We used a cable railing system, rather than wood fencing, on the deck to allow unimpeded views of the water.

Custom Design & Build: Cape Cod Waterfront

Our clients had been enjoying an older home on this large lot in Barnstable Village for years. As their family grew, they realized they were outgrowing the existing home and opted to have it removed. A much more spacious home was custom designed and built by Patriot Builders and completed in 2014. To accommodate the family???s love of being outdoors, we situated the home to maximize living space both indoors and out. Extra-wide French doors open onto a screened-in porch adjacent to the living area and work to blur the lines between inside and outside. A large, open loft, with an adjacent deck, at the top of the stairs was positioned to maximize the view of Barnstable Harbor. Unique features in the home include a rustic, floor-to-ceiling stone fireplace and multiple transom windows.

Custom Design & Build: Harwich Port, Cape Cod

Patriot Builders built this custom-designed home on spec and it was purchased upon completion in 2013. Because the lot is in a flood zone and abutting conservation land, it presented multiple challenges. An existing, approved footprint needed to be adhered to as well. To best maximize the buildable area, our designer created a gambrel-style plan that situated a secluded master suite, with an adjoining balcony, up a half-flight of stairs from the living area. Three additional bedrooms are on an upper level. The light-filled,open main living space features a fireplace surrounded by custom built-ins, a spacious kitchen anchored by a large island and a dining area with a wall of windows. French doors open onto a terrace with peeks of nearby Saquatucket Harbor.

Kitchen Remodeling & Addition: Cape Cod

Patriot Builders built an addition onto this antique Cape Cod home which houses a new chefs kitchen and renovated the space where the kitchen had originally been located at the same time. The homeowners love to cook and one is an interior designer so both functionality and appearance were critical. The addition features wide-pine flooring and a cathedral ceiling with exposed beams. The entire kitchen flows around a large center island. In the space where the kitchen was there is now a tall table used for quick meals. We added a wet bar with a small dishwasher and two coolers that includes unique glass-backed cabinets set over the exterior windows.

Whole House Remodel: Cape Cod

This home was initially a typical Cape Cod ranch; one level with a closed-off living room, kitchen and dining room, and three very small bedrooms. Patriot Builders began by razing the existing home almost completely, leaving only the foundation and one exterior wall in place. The remodeled home has an open living room/kitchen/dining room with the kitchens center island providing some definition between the spaces. A remaining lower level bedroom can be used for guests and as an office. A new mudroom with covered side entry, and a laundry room are also now on the first floor. A second story was added with two spacious bedrooms each with a dormer window and window seat and a large bath.

Custom Design & Build: Barnstable

The original cottage on this narrow lot was small and dated and no longer suited our clients growing family. Patriot Builders designed a custom home that created additional living space and maximized the views of Cape Cod Bay. The interior of the new home flows around a center staircase that was positioned to capture the dramatic view of the water. The main floor has an open floor plan which includes the living and dining rooms, a bar and the kitchen. Theres also an oceanfront screened-in porch and a study with custom-built shelves and cabinetry. A second-floor master suite spans the entire ocean-view front of the home and has a private balcony. Two of the additional four bedrooms also have views of the water.
