AMERICAN WEATHERSTAR FLAT ROOF RESTORATION LIQUID COATING Another day, another Flat Roof Restoration using the American WeatherStar Ure-A-Sil system over modified bitumen. The team is currently wrapping up a small commercial standalone building, a historic home in Delaney Park (Downtown Orlando) and a beautiful estate in Lake Nona, Florida. EAVE LEAK ROOF REPAIR – COLLEGE PARK, FL Anatomy this system: * Architectural Shingles * Felt Paper Underlayment * Low Pitch Roof System * Painted 1x6” Fascia * Aluminum Gutters Buyers home inspection noted “soft area” in the roof by the gutters. Visually easy to spot because of the long depression on the eave which is typical of water damage on the roof deck. Critical flaw is improperly installed gutters. Installed too high, slightly angled towards the roof and with improper pitch which caused a “backwater lap” of the underlayment. Also commonly seen when gutters are not maintained and full of organic debris. In Florida this damage can be seen in 2 years! The remedy: Remove 4 courses of shingles, damaged underlayment, drip edge and extract damaged roof deck, trusses and fascia wood. Replace wood with sound carpentry techniques and quality hardware. Critical step is to install new modified bitumen low slope roofing system as underlayment to terminate and waterproof. Install new drip edge and shingles per manf. instructions. Care must be taken when re-installing the gutters to ensure they are tied into new solid material as well as properly pitched so the original problem does not persist. We do also highly recommend covering fascia with aluminum vs. painting, especially under gutters and low slope roof systems! PSA: Attention Home Owners in golf course communities! While your tile roof (ceramic, clay, slate, concrete or other) is impact rated, it is NOT impervious to golf ball damage. How do I know the damage is from golf balls? Simply look for a very defined round hole. Weathering causes linear cracks. Foot traffic causes the tiles to crack in irregular pieces. Doesn’t hail cause the same type of damage? In short, “No”. Golf balls travel over 100mph, have a weight of 1.62oz, and don't shatter on impact. To create a similar impact with hail, size would need to be in be well in excess of 2” which travels at 44 - 72mph, weighs less, and more prone to shatter on impact. These events are considered “rare” by the National Severe Storms Laboratory (nssl.noaa.gov) with very few instances in recorded history in Florida. The real give away? Golf ball damage will only be seen on one or two planes of the roof while hail damage will be seen all over the tile roof, screen enclosures, and neighboring homes. Good news is the tiles are not primary weatherproofing and if repaired timely it should pose little threat to for water intrusion. TILE ROOF VALLEY REPAIR - WINDERMERE, FL Anatomy this system: * Double Roman Concrete Tile * Direct-to-Deck Fasteners (screw fastened directly to roof deck) * Hot Mop down Underlayment System (builder layers tar paper, melts tar and pumps it to the roof, then rolls out cap sheet on top netting a thick underlayment) * 15 year old roof A flaw of this system is as the portland cement breaks down on the tiles the lost sand will accumulate in the high water flow areas, like valleys, pre-maturely weathering the underlayment causing leaks and rotted roof decking. The remedy: remove the tiles and extract the damaged underlayment and roof decking. Replace with new wood decking and critical step is to install new like in kind underlayment; in this case a modified bitumen low slope roofing system to terminate and waterproof. (Note, modified bitumen is actually a common flat roofing system). The modified bitumen must be tucked under the existing underlayment and if good adhesion isn’t made it is necessary to heat the old system to bring the petroleum out of the tar to “weld” the old to the new system. Care must be taken to re-terminate flashings and use a high quality fastener to reset the tiles to avoid corrosion/rust which will cause your next leak. Around the 15 year mark we recommend a good soft wash and sealing to help extend the life of your tiles. TILE ROOF REPAIR A tile roof (ceramic, clay, slate, concrete or other) has the highest cost of Maintenance of any Roof we use commonly in Central Florida. A challenging Spanish Tile Roof Repair in beautiful Winter Park, FL - not because of the repair itself but these tiles were now obsolete and very difficult to find!
