Chrysalis Award Winning Project Whole House Remodel under $250K The homeowner needed to up-date their home. Siding and roofing needed replacing. They needed a new kitchen and wanted a "more open" feel to their home. They also needed and outdoor entertaining area. We extended the back of the house for the kitchen and master suite. One major challenge was aligning the floors. In the kitchen area, the homeowners wanted a seamless transition between tile and hardwood flooring. The original house was out of level approximately 2" over 15'. The tile and hardwood was not a straight line. The homeowners was very energy conscious so we used Energy Efficient building material and practices. We used Zip wall and roof system for air sealing. We used closed cell spray foam exterior plumbing wall, floor of bedroom, above garbage and rear cantilever extension for master bedroom and bath. Almost every light fixture in the home was LED. We were happy to use those products to meet the needs of the homeowners.

The homeowners where looking to do the side and rear extension to create a larger kitchen and family room area. They are a young couple and wanted a green remodel to reduce utility costs and have a healthy living environment to raise a family in the future. Our major challenge on the project was with the town. They havent had residents use most of the green products we used and they had to learn how to do the types of inspections needed to meet the guidelines. Starting with the extension of the basement we used insulated concrete forms, IFC to stop thermal bridging between surroundings of earth and conditioned space. What this type of material does is it also helps control humidity in the basement. The town never heard of a resident using IFC before. For heating we used Warm board material for the radiant heated flooring. When you heat with radiant it is extremely comfortable and energy efficient. Again the town never heard of anyone using Warm board. This product goes in while you are framing. For the AC we used Bryant two zone of 16 seer variable 2 stage equipment. We added Bryant Preferred Series electro static air purifiers to each system. The homeowner was in the Navy on submarine for years, so he knew the value of the air purifier. So that is what we used. We also added A Honeywell humidifier to keep it at a comfortable % during heating season. For the boiler we used a Navien high efficiency 96 AFH modulating boiler with 50 gal indirect. Modulating boiler is great for low water temp BTUs needed for radiant and high when DHW heat calls for heating water. High efficiency boilers like this also direct vent in PVC pipe, no need for an expensive chimney. For insulation we used spray foam for the attic and cathedral areas. By spray framing attic we moved building envelope to the roof. By doing this we were able to cut a big percentage of tonnage on AC system. We also air sealed the rim joist with Spray foam. The town also didn't have experience with spray foam and what the risk factors were being enclosed in such small space, with that the town wanted us to vent the attic space. We had to explain to them that venting that area would defeat the entire purpose of using the spray foam to air seal and move the building envelope to Rafters. They agreed with us after they did their homework and researched. We also incorporated transom windows into the wall cabinet area. This brought in natural light without having to view neighbors home all the time. Our goal was to provide the homeowner with a green remodel without sacrificing looks, character or function of their home. We even added a pet door, so their cat can go in and out as it pleases. It wears a special collar to activate the door so no unwanted pests can enter. The homeowner believes we did this seamlessly. If weren't for pictures you wouldn't know that all these green building products and practices are in the home.
