Attic Renovation

The existing attic space was unfinished with unusual structural details. The owner’s mandate was to create a master bedroom suite with private bath for the least amount of cost. With intense coordination between the design and construction team this mandate was achieved. The raw attic space was transformed into a cozy couple’s nest. The bath with shower, double vanity sink and private toilet room is delicately hidden behind a glass block lighted wall. Light was brought in with three small strategically positioned skylights. Ceiling lights are hidden in fully functional tie beams so that light glows from being bounced off the sloped cathedral ceiling. The bed is on a raised platform and flush wood wall panels doubles as closet doors, that run the entire length of both sides of the master bedroom.

An existing underutilized one story, enclosed porch and exterior deck was removed from this single family home to create a new spacious family room with generous mud-room and half bath on the first floor. A new comfortable master bedroom suite with walk-in closet was added on the second floor by expanding and existing small nursery space. This addition also solved a significant water infiltration problem in the basement area by the installation of a new sub-surface drainage system. The new addition faces south to allow as much natural light as possible to penetrate into the living space. A large master bedroom suite is nestled beneath three new dormers with a cathedral ceiling. The master bath features a roomy tiled shower tucked under an existing dormer with a toilet nook and large double sink area.

The addition of a family room with fireplace and custom bookcases and direct access to the rear yard. The Client had a specific need to create an improved master bedroom suite on the first floor of their home and to add a generous family room adjacent to the existing kitchen area with direct access to the rear yard and grape vine covered patio area. The new sun-bathed family room has direct access to the driveway area through a new secondary entrance foyer with a blue stained glass window. The family room boasts a new gas fireplace with custom windows and modest bookcases that wrap the fireplace. A short corridor connects the dual accessed Venetian plastered and pink marbled master bathroom with whirlpool tub and separate oversized glass shower. The generous master bedroom has custom-made curtains, headboard and wall paint with access to a yard view off a private balcony.

Complete renovation of the second floor unit in a Philadelphia style two family. • Phase I included a slight modification of the existing kitchen and complete rehabilitation of existing cabinets by refinishing with a high grade lacquer paint. • The design of a complex wall shelf system for both the living room and dining room. • The complete gut renovation of the second floor bathroom and the rehabilitation of the existing front porch with new 180 degree out swing French doors. Phase II included the renovation of the third floor unfinished raw attic space into a master bedroom suite with private bath & toilet rooms. • The creation of a new guest bathroom with an oversized shower/steam room. The addition of several roof skylights and a sun worshiper's balcony off the master bedroom suite.

Mother-in-law Conversion

The complete rebuild of an existing garage into an in-law apartment with added breezeway that joins the main house with the in-law apartment and yard. A small one story garage structure was raised in order to build this fine in-law two story apartment. This project was approved by the local zoning department and required that a breezeway be designed to connect the main house with the addition making all living area contiguous. The first floor consists of an open living area allowing the kitchen and dining areas to flow as one space out to the pool side patio. The second floor in its entirety creates a spacious master bedroom suite with private bathroom and large walk-in closet with cathedral ceiling. All of the utilities are located in a full basement that connects to the main house under the breezeway. The connecting breezeway forms a generous mudroom that provides a three season sitting are and ample pool side & hot tub storage.
