Man cave

Owner had a partially roughed in bonus room above their garage that they wanted finished and turned into a "man cave". They have two teenage sons who needed a space to watch tv, play video games, and hang out with their friends. There had been a small area of this space that the previous owners used as a study but was removed. We wired the entire space, removed two ceiling lights then wired in for a ceiling fan with a separate light/switch. Then we fully insulated and installed a vapor barrier. Next the drywall was hung and finished. After this we trimmed out the space to match the rest of the house. The homeowners are in the process of finishing the painting of the doors and the installation of carpet. When this is finished we will post the final photos..

Queens Landing: multi deck project overlooking Lake Norman

The client wanted all of the decking, stairs, and handrails replaced with Wolf brand products. Once we demolished the decking on both the upper and lower decks we had to replace 90% of the framing due to it being rotted. The original deck was originally attached to the house with some nails. this had to be raised and properly attached to the house. Then all of the joists were secured with joist hangers. This to was not done on the original frame work. Most of the original joists that remained we were not properly crowned so they had to be flipped. We added a new and enlarged pergola over the hot tub area on the lower deck. We did away with one set of stairs and enlarged the new stairs. There is a smaller deck off the laundry room that completely demolished. The new deck is slightly larger and the stairs were rebuilt with an additional step added for comfort and safety.

Water damage repairs in the Pininsula Subdivision, Cornelius NC.

Over the Christmas holiday I received a distressed call from this client that their home had a toilet water connection burst in their downstairs powder room. The water pipe was immediately repaired by my client's plumber but there was a lot of damage. We had to act quickly. Base board, drywall, insulation, hardwood flooring, and subfloor had to be removed in the bathroom, We then set up dryers. A low humidity was maintained during this process. Because of our quick reaction there was very little mold that needed to be removed. When we removed the flooring and the subfloor in the bathroom we found that the floor joists in the toilet area were cut in half allow for the trap. We reframed this area. Once this was completed we installed a new 3/4 inch plywood subfloor. Much of the foyer hardwood floor had to be replaced. Because two thirds of the downstairs has hardwood floors we had to weave in new wood. We removed all of the base board and shoe molding before the sanding began. This was done because there had been a previous plumbing problem in the kitchen area. The floors were very wavy. Once the sanding was completed the floors looked brand new and the waviness was gone. The stain was carefully matched to the stain on the stairs leading to the second floor bedrooms. We reinstalled the base and shoe moldings. Touched up the painting in the adjoining rooms. Base and shoe moldings were replaced in the powder room.

This was a referral client. The client already had a porch built but not screened in. We were asked to design and build an enclosure that would not only blend in with the style of the house but that it would enhance the appeal of the back side of the house. We first installed pleasure treated 4"x4" approximately every five foot. We the constructed a 12"x12" base around each post. Each post was enclosed with 1"x6". Before installing the pine 1"X's we six sided primed all boards. A short wall was framed and enclosed with 1"X's. WE installed a plastic fastening system for the attaching the screen. The ceiling was reinstalled but with 1"x3" as intersecting battens to hide the seams of the bead ply board. Everything was given two top coats of gloss white to match the siding. Every where that water could leak in on the siding and floor were caulked.

Our client requested that there be only one downward ramp. to do this we extended the access from the front porch out, built a turnaround deck then from there down almost to the driveway we followed A.D.A. recommendations as to slope angle.
