I have never had a bad landlord until I lived in a house owned by timberline. All four of us agree that dealing with this company for a year was very unpleasant. Jill is overwhelmed and couldn’t care less about anybody. Each email is written in a way that displays how little the tenants mean to the company. The first month of living there, we were notified that we could not set the AC below 85 degrees. If the AC broke, it’s our problem to fix and pay for it. We received emails 24 hours prior to Jill showing the house to prospective tenants. On one occasion, Jill told the prospective tenants that she could not make the appointment. That’s fair, things come up. These same tenants showed up to our house a few days later because Jill had rescheduled, only she forgot to send a 24 hour notice. They texted her asking if she was coming, and she responded with “No, sorry, it didn’t work for the tenants.” Not true. We never had the option to allow or deny any house tour. They did not receive a notice beforehand that Jill was not coming, but because they were already there, we allowed them inside for a tour. On our last day, we locked the door before realizing we forgot a couple items inside. My roommate texted Jill apologizing and offered to come back the next day when maintenance was in the house to pick up the items. Jill has never been kind, so it wasn’t a surprise when she responded that she was busy helping 23 families move out and couldn’t offer much help. I’m not quite sure how she helps all these families move out, but I can tell you that you are responsible for replacing the drip bowls on the stove, replacing the blinds, replacing light bulbs, fixing smoke detectors, cleaning everything “to a T” as Jill likes to repeat. The tenants before us did none of that & timberline didn’t fix it even though they pay their maintenance men $50/hour to do so. We moved out June 30th and finally got a part of our deposit back August 15th. I can’t necessarily blame anyone for this (who knows what happened with this check whether it ever got sent out or whether it got lost in the mail), but this was the cherry on top of a very annoying experience. I’ll probably get criticized for writing this review and Jill won’t “take it personal” and will probably think I “may just be having a rough day,” but 🤷🏼♀️. Maybe she won’t write a paragraph back because “As grown professional adults, nobody has time to play "he said she said" games.” Perhaps my review will be seen as “inaccurate and unsubstantiated” or “strictly a form of retaliation because of the charges taken out of security deposit.” Maybe I am “just dissatisfied and are using a public means to retaliate”…. Lol of course I am, how else am I supposed to vent about my bad experience? Quotes above are taken from Timberline Rental, LLC Responses on the Better Business Bureaus website. DO NOT RENT FROM THIS COMPANY. They will absolutely rig you out of a security deposit. When we moved in, the house was 8 different greys. We were charged $720 for the paint that was 8 different colors. An absolute JOKE! Promised items at the beginning of renting that were never fulfilled. We got charged for “weeds” when the yard wasn’t even watered for 2-3 years before we moved in. (The neighbors actually informed us of this.) And we put money into fertilizing this yard and making it look the best we could after 2-3 years of neglect. The houses are built poorly and cheap. (Not a tenants fault, strictly on the owners.) Communication is absolutely horrible between tenants and landlord, barely ever heard from them. Our dishwasher broke at the beginning of our lease and they did not help us at all and told us to “read the manual” and fix it ourselves. Mind you we were the first ever people to rent this home and the garage door and washing machine broke ?? Doesn’t make sense for new things to break when nobody has used them before if they were installed properly. DO NOT RENT FROM THIS COMPANY.

The worst property manager. Jill was often rude and often not helpful regarding the property and complications with the house. Do not rent from them..

After reading reviews of Timberline, it left me a bit concerned renting from them. We we’re homeowners for many years. We moved to Lincoln for two years and rented before purchasing a home in Omaha. We treated the rental like it was a home we owned. When we moved out, we thoroughly cleaned the house and left the home in as good of shape as the day we moved in. Other than a fee for carpet cleaning, which is in the contract, we received our entire deposit back. Our experience with Timberline was positive. I only wished they had a garbage disposal.
