Gaco Roof This is quote portion is for the laundry side of the roof. We will need to trim down the rubber in several areas , in order to have it achieve the proper condition. There is also about (2) 4x4 areas that Im going to replace to ensure a proper sub-strait. There is about a total of 2200 sq feet of roofing that we will be installing. Installation of new Gaco roofing product. Installation includes Gaco cleaning product and steam and cold water pressure washing on the entire roofing area.Seam seal product on all seams around all hvac units, around all pipe boots, and drain areas. Any water damaged areas will need to be evaluated and properly removed in order to up hold the Gaco warranty. This is quote portion is for the opposite side of the roof. We will need to trim down the rubber in several areas , in order to have it achieve the proper condition. There is also about a 3x59 foot area near the asphalt shingles that Im going to replace to ensure a proper sub-strait. There is about a total of 1400 sq feet of roofing that we will be installing. Installation of new Gaco roofing product. Installation includes Gaco cleaning product and steam and cold water pressure washing on the entire roofing area.Seam seal product on all seams around all hvac units, around all pipe boots, and drain areas. Any water damaged areas will need to be evaluated and properly removed in order to up hold the Gaco warranty.There is also about a 3 by 59 foot area that needs to be removed and relayed near that asphalt shingles section. Im going to replace to ensure a proper sub-strait. Shingle Roof Complete tear off of old roof, approximately 20 square. Installation of new architectural shingles. We will use Ice and Water Shield along all eves and along all areas where the roof meets the house. Installation of ridgevent along the peak of house for proper ventilation. If there is any bad wood we will change them out at a rate of $50 a sheet. Any unforeseen repairs will be done on a Time and Material price of $45/hr. I believe there is about a total of (20) sheets or $ 1000 additional. United Construction and Remodeling will return the property back to the existing condition that it was in prior to start of work, all debris including nails, shingle cinders, and shingle waste will be picked up and removed by dumpster. Included in this quote is the cost of supplies, labor and debris disposal. United Construction and Remodeling guarantees the roof not to leak or have any defects or problems due to quality of workmanship. We back the roof with a workmanship warranty for a total of 15yrs. Complete tear off of 1900 sq feet of shingles . Removal off all waste material to the dump trailer and off of the property. Proper installation of 21 sq of architectural asphalt shingles, this is with a 10% waste factor included for wasted material in the valley sections and over the hip sections. Also included in the quote is the is the installation of 3 additional square of hip & ridge and starter shingles, for a total of (7) Hip and ridge bundles and (2) starters bundles. Weather and ice shield on the eves there be a total of 2 courses on the eves. Installation of new drip edge & new synthetic Raptor roofing felt paper along the entire remaining roof deck. Also included is the installation of a new pipe boot on the existing pipe boots. Along with a seemed pipe boot on any electrical pipes. The first (3) sheets of plywood is included in the quote, any additional plywood would need to be installed on a per sheet basics.( didn’t appear to have any bad sheets) Any additional repairs i.e. damaged rafters, damaged fascia etc. would be at an hourly rate of $45/hr plus material costs. (Roof structure upon inspection appeared sound and without damages as far as was visible). If we were to replace any sheathing (ply wood) this would be a cost of $50.00 a sheet. This includes removal, installation and haul away. All materials and labor included. United Construction and Remodeling will return the property back to the existing condition that it was in prior to start of work, all debris including nails, shingle cinders, and shingle waste will be picked up and removed by dumpster. Included in this quote is the cost of supplies, labor and debris disposal. We will also take extra care to the roof portions that we are not doing any installation to. The upper level low slope epdm roof we will protect with tarps and osb, along with the lower level roofs.
