Leaky Skylight Replacement

Remove badly-leaking skylight, remove damaged insulation, sheetrock, and rafters/ceiling joists. Rebuild skylight opening with new framing members, insulation, and sheetrock. Install new skylight. Apply popcorn texture to new sheetrock. Clean up all debris.

Ag-Profile Metal Roof Installation

Homeowner had a factory metal roof on the trailer, but it was de-laminating at the edges, causes rain water to run into the exterior walls. We installed 2x4 stripping with shims to help level-off the roof surface and provide a base for a new roof. Then we installed Ag-profile metal roofing on top.

New Skylight Installation

Homeowner wanted more natural light in loft room. We installed two new Velux vented skylights into their roof. ("Vented" skylights means "openable" skylights). We had to cut the openings, frame them to size, install the skylights, and then apply flashings and new shingles around the skylights. This project was completed in a single day. The Velux skylights have a triple-barrier system of protecting against leaks, and offer a 10-year limited warranty.

GAF System Plus Warranty Re-Roof

This is our top-of-the-line roof option (GAF System Plus Warrantied Roof). It uses all premium roofing components, including TigerPaw synthetic (better than felt paper), ProStart starter strip (better than 3-tab shingles at holding down edges of roof from wind), TimberTex hip/ridge shingles (rated, like the rest of the roof, for up to 130 mph winds; plus, they are thicker and look better), Cobra ridge vents, LifetimeTool.com boots (GAF warranties them for 50 years as part of this warranty), and of course, GAF's Timberline HD dimensional shingles! We're sure to address attic ventilation, ensure proper decking material, and address all flashings in the best way possible (step flashing, where possible). We also recycle our torn-off shingles. On this project, we also replaced some rotted fascia, did minor painting, pressure-washed the driveway and sidewalk, and replaced a bad flood light and some bad decking handrails. We did the bulk of this job in a single day, and left one or two guys finishing up minor details for another four days.

Modern Home Re-Roof

Remove old shingles, replace some rotted decking and rafters, install a little new insulation where previously rotted, install 30-lb felt, install Tamko dimensional shingles. 5-year proper-installation warranty provided, as well as basic manufacturer's warranty (30-year). We also provide a $100 initial-cost + $65/visit maintenance plan to blow off leaves and inspect the roof, roughly 2-3 times per year, in the Fall season. We installed permanent, low-visibility "D-minus" anchor points to be able to harness to while doing roof maintenance, so everyone stays safe and OSHA-compliant.

Addressing Attic Ventilation with Re-Roof

This house used to have wood shakes originally. That's why the architect felt free to design it with zero roof overhangs for intake ventilation - because the wood shakes were able to "breathe" and keep attic air replaced with fresher, cooler air in the summer. However, when the house got re-roofed at some point in the past, they took off the wood shakes and installed shingles. By the time Caldwell's Roofing was called, nails were rejecting out from the steamy attic's rafters through the shingles, and creating leaks. This home also had wood boards (1x4s) as the decking, and they were warped and had large gaps between them (not a good substrate for installing a new shingle roof!). So, we added a layer of OSB decking to the existing decking before installing new shingles. But the main thing we did for this house was to address the ventilation. We searched our options, and decided to go with a vented drip edge (with decking cut back) to allow air into the bottom of the attic, and then simply use a ridge vent at the top to let the hot air out. This brought the attic ventilation not only to code standards (1 S.F. Net Free Ventilating Area per 300 S.F. Attic Area), but even past industry's best practice of a 1:150 ratio! The whole project went like this: remove old shingles, install new decking, prepare for new ventilation system, install felt-paper and new shingles. We provided the home owner with our 5-year proper-installation warranty as well as a Tamko basic manufacturer's 30-year warranty.

New Decking with Re-Roof

Since this roof had 1x4s as the decking, and there were gaps due to shrinking and warping of the boards, the old decking simply would not provide a good substrate for a new roof. So, we installed a layer of OSB on top of the 1x4s (after removing the old shingles) to provide a solid deck. Then we installed 30-lb felt and 3-tab style shingles. We provided our 5-year proper-installation warranty and the basic manufacturer's 25-year warranty.
