This project balances a fairly generous program (3,400 SF including the garage) with a small lot size (4,000 SF) aiming at compactness and proportion with the neighborhood. The garage rooftop deck connects the main floor to the back yard and maximize the available outdoor space. Passive heat gain, on-site water management and PV panels, help lowering this house carbon footprint.

This reverse floor plan new construction opens up to the West toward Lake Washington. With the view largely available from the upper floor only, the entire (open) 2nd floor includes the kitchen, dining, and living areas, while bedrooms and other services are on the first floor. The partial basement helps concealing the garage from the street view. An additional body connects the entrance and the two main floors with a prominent steel staircase.

The owners wanted to expand their 1920's home with a second floor addition, while returning it to its original craftman style. One of the goals was to minimize the bulk of the addition and to preserve the integrity of the neighborhood feel.

This new construction takes full advantage of the prominent location on the E side of Queen Anne with views opening from Lake Union to Downtown. The upper deck provides an uninterrupted panorama of the city. Built on a steep Slope site, the house stretches vertically to contain its footprint and maximize the view potential.

The design of this infill project in a dense neighborhood near transit and amenities funnels the attention to the views and its favorable western exposure, yet providing a great sense of privacy. The outdoor spaces are programmed as carefully as the interior, taking full advantage of the indoor/outdoor relationship and extending the living space. The slope of the site allowed for a main floor terrace over the garage. The design allows for seamless inside/outside living, with the main day to day functions concentrated toward the western exposure and view. A receptacle of southern sun and heat, the second floor deck is accessible from both public and private spaces. The project relied on a number of green design strategies to minimize life-cycle costs and reduce its construction impact. Abundant southern glazing and a generous overhang allow for passive solar heating. Closing water cycles and controlling storm water pollutants were central goals of the project that exceeds local requirements for on-site treatment and dispersion of rainwater. The roof water is diverted to a bioretention cell (rain garden) where it is gradually absorbed, and an overflow pipe prevents flooding.
