This condo in the Near North neighborhood started with a hope for a more modern kitchen, and grew into one of the best condo renovations we’ve done all year. While the owners had an excellent view of Downtown Chicago, the interior of their home was sadly lacking in luster. Enter 123 Remodeling. We did major updates in the kitchen, bathroom, and living room, to create an elegant new home for relaxing and entertaining.

One of the many lofts west of the river in downtown Chicago, 123 Remodeling has renovated this condo from the ground up, keeping its industrial charm, while updating it with modern kitchen and bathroom features. The single wall kitchen is built on flat panel cabinets in a slate gray, for a modern yet grounded look, and outfitted in stainless steel appliances. A geometric blue backsplash adds some color and life to the space. In the living room, we’ve installed a minimalist ribbon fireplace offering all the warmth and class you could want, but with a much smaller footprint than the traditional fireplace. The master bathroom has a number of tiles, most notably this glossy green and a few accent areas with stone features. This bathroom has both a rainfall shower and a separate soaker tub, and the vanity invokes a zen spa aesthetic. Meanwhile, the powder room is much more reserved and minimalist with its white subway tiles, but it still carries the same feel of luxury. Finally, the bedroom now has an enormous amount of storage (the most valuable thing you can have in Chicago housing). An entire wall has been devoted to flat panel closets, which do their job without being overwhelming.

What We Did Kitchen: The original kitchen was fully renovated. The enclosing wall between kitchen and living room was removed to create an open floor plan. Installed new stained oak flooring throughout first floor. Installed new kitchen cabinets. Installed new countertops. Added vented hood and recessed lighting and undercabinet lighting. Installed glass and metal tile backsplash. Flooring: The existing floor was replaced with new stained oak flooring throughout first floor. Fireplace The fireplace was covered fully with stone tile. Master Bathroom: Complete gut rehab of the existing bathroom. All prior tile, furniture, and fixtures were removed. Installed new one-piece dual sink vanity. Created a wet room lined with glass tile and an open shower and deluxe soaking tub. Porcelain tile floor. Attic Room: Full attic renovation. Removed pull down ladder access. Built permanent stairwell to access attic. Installed electrical service and overhead lighting. Walls were dry-walled and finished. Carpeting was installed on the floor. Other: New HVAC system for house. House was fully painted throughout. New windows and doors on the first floor. TV cables run throughout.
